The Problem

A structural failure in an older commercial building put the claim squarely between the policy’s collapse provision and its decay-and-deterioration exclusion — with the building shored, the clock running, and the pre-loss condition in dispute.

What TCE Did

• Inspected and documented all three building sections — roof and interior — over a two-day field campaign
• Used pre-purchase photography to fix the pre-loss baseline and a 15-year aerial record to trace condition over time
• Delivered the evaluation with an exhibit-scale photographic appendix supporting the coverage analysis
