Delray Mixed-Use Development

The Problem

The project changed structural engineers mid-stream, runs load-bearing light-gauge steel under precast hollow-core planks — an unforgiving combination for tolerances — and triggers Florida’s threshold building statute requiring a formal inspection program.

What TCE Did

• Assumed Structural Engineer of Record and issued the full S-000–S-401 construction document set
• Authored the Threshold Inspection Plan under FS Ch. 553 and sealed the field inspection reports through construction
• Engineered the LGS load-bearing walls and columns with 3D structural analysis and wind modeling
