The Problem

A steep mountain lot means the foundation is really a retaining structure: basement and site walls from 5 to 18 feet, a retained driveway, and a multi-level plan — plus the owner wanted structure and mechanical design under one roof.

What TCE Did

  • Designed the full retaining and basement wall series (5′, 9.75′, 11′, 18′) plus the driveway wall
  • Engineered the FrameCAD cold-formed frame across lower and main levels
  • Produced the complete mechanical design — Manual J/S loads and the sealed M-sheet package
