A phased forensic evaluation of a two-building coastal condominium community in South Florida.

Coastal condominium buildings age in a hostile environment — salt, wind, water, and time — and when damage is claimed, associations and their representatives need an independent read on what is storm-related and what is not. TCE was engaged for a phased evaluation of the Waterclub’s north and south buildings: scheduled inspections across both structures, dedicated roof inspection, and exterior and interior documentation captured building by building, unit by unit.
Field work spanned multiple visits across 2025 and 2026, each documented in forensic notes and photo appendices — the disciplined paper trail that makes a multi-building evaluation defensible rather than anecdotal.
Phased, disciplined documentation for multi-building properties — from roof to unit interiors.
